Following the recent illegal activities by the Official Receiver, backed by the OCPD Karuri and OCS Ruaka, without any notice or court order, forcefully and unlawfully took over management of the estate.
We wish to reaffirm that Alma Apartment Management Company (Alma Manco) remains the officially appointed property manager of The Alma Apartments. The appointment is in line with both the Sectional Properties Act and the Sublease. Alma Manco is not involved at all with the Insolvency Proceedings between the developer of the Alma and SBM Bank.
To ensure seamless service delivery, all homeowners are advised to continue remitting their service charge payments to Alma Manco through the existing designated account details. This will enable continued maintenance of common areas, security, and other essential estate services.
Additionally, for homeowners who have tenants occupying their units, we encourage you to formally notify your tenants in writing, instructing them to continue paying their rent to the bank accounts you have provided to them in accordance with their tenancy agreements.
Alma Manco will also issue formal communication to tenants in properties under its management, instructing them to maintain their rent remittances as per their lease agreements.
Should you have any questions or require further clarification, please do not hesitate to reach out to the property management team.
We request the homeowners/Tenants to note that any remittances of either service charge or rent to any other account other than the contractually designated account may subject to losses as there has not be change in the estate manager.
Owners and tenants are being requested to report to the property management at legal@cytonn.com or call the Alma Caretaker should they get any communication to pay service charge or rent to any other account because this would be detrimental to the management of the estate and against the existing Court of Appeal stay orders.
